Adria Estates offers full property management services across Montenegro, Albania and Croatia, so your property is looked after and, if you choose to rent it out, generating income, whether or not you are on-site.
What we offer
Our property management service covers routine maintenance and repairs, cleaning and turnover between stays, key holding and access management, and regular check-ins to make sure everything is in order. For owners who rent out their property, we manage guest communication, bookings and check-in/check-out, and provide clear financial reporting so you always know how your property is performing. We can also handle utility payments, local tax obligations and seasonal preparation, such as opening and closing a property for the summer or winter season.
How it works
1. Onboarding. We inspect the property, record its condition and contents, and agree a management plan tailored to how you intend to use it — purely personal, purely rental, or a mix of both.
2. Ongoing maintenance. Our local team carries out scheduled upkeep and handles repairs as they arise, along with cleaning and turnover between stays, so the property is always ready to use or welcome guests.
3. Rental management. If you rent the property out, we list it, manage bookings and guest communication, and handle check-in and check-out — so guests have a smooth stay and you don't have to be involved day to day.
4. Financial reporting. You receive regular, clear statements covering rental income, expenses and any maintenance work carried out, so you always know exactly how your property is performing.
5. Seasonal care. At the start and end of each season, we open or close the property as needed, handle utility payments and local tax obligations, and prepare it for the months ahead
Managing your property in each market
Croatia
Short-term rentals are well regulated, with properties required to hold official categorisation before they can be listed. The Dalmatian coast and Istria have mature, high-expectation tourism markets, so presentation and guest service need to meet an established standard.
Albania
Short-term rental demand is growing quickly, especially along the Riviera, though the regulatory framework is less mature than Croatia's, which means more due diligence on our side to keep everything above board. Demand is heavily concentrated in the summer months.
Montenegro
The market around Kotor, Budva and Porto Montenegro is upmarket and expects near hotel-level service. Rentals require local tourist registration, and strong yacht and cruise tourism gives well-managed properties good shoulder-season potential outside the peak summer months.

- Short-term rental licensing or registration requirements differ by municipality and country, and must be arranged before a property is listed
- Peak season (June–September) drives the large majority of rental income across all three countries, so pricing and availability need to be managed carefully around it
- Utility, maintenance and management costs should be budgeted as an ongoing part of ownership, not an afterthought
- Response times for maintenance can be affected by remote locations, such as smaller Albanian coastal towns — we set realistic expectations upfront
- Insurance requirements and coverage differ by country and by rental use, and should be reviewed with a local provider
