2. Curated shortlist.  Based on that conversation, we put together a shortlist of properties across our network in Montenegro, Albania and Croatia that genuinely match your criteria, complete with photos, pricing and local context.

3. Viewing trip.  We organise viewings — in person or virtually if you cannot travel yet — and accompany you throughout, sharing honest, local insight on each property and its surrounding area.

4. Offer & negotiation.  Once you have found the right property, we handle the offer and negotiate on your behalf to secure the best possible price and terms.

5. Closing.  We coordinate with our legal partners and the seller through to signing and registration, keeping you informed at every step until the keys are officially yours.

6. Selling or renting out?  The same team supports you in reverse: preparing your property for the market, marketing it to our buyer network, or setting it up for short- or long-term rental once the sale is complete.

Croatia

As an EU, Eurozone and Schengen member, Croatia offers the most established and predictable buying process of the three. EU/EEA citizens purchase freely; non-EU buyers can generally do the same, subject to a reciprocity check we handle for you. Dalmatia and Istria have deep, mature rental markets, so demand and pricing are easier to forecast.

Albania

Albania places no special restrictions on foreign buyers of apartments or houses, and the process is often faster and less bureaucratic than in Croatia. Much of the current opportunity lies in new-build developments along the Riviera and in Tirana, where the rental market is younger but growing quickly.

Montenegro

Foreign buyers purchase on equal legal footing with Montenegrin citizens, with the euro removing currency risk from the equation. The Bay of Kotor, Budva and Tivat have a long-established international buyer base and an active, if more exclusive, rental market.
